Entry kali ni agak outdated, sbb sekarang dah bulan Mac...hehe. Anyway just nak share pasal diskaun yg Dewan Bandaraya Kuala Lumpur (DBKL) bagi pada bulan Februari lepas sempena hari wilayah persekutuan


Yang aku nak highlightkan ialah ini

  • Diskaun 50% bagi penyewaan dewan dan kemudahn DBKLsepanjang bulan feb 

Maknenye korang bole dpt diskaun 50% kalo sewa dewan dbkl sepanjang bulan February, eventhough korang buat tempahan sebelum bulan Februari. Alkisahnye one of my friend tempahlah dewan dbkl ni untuk kenduri kahwin pada bulan Feb.Total die kene bayar dlm Rm 1300 utk 2 hari tapi disebabkan ade diskaun ni DBKL refund balik 50%, so die dapat balik cash rm650. Fuhhh untungkan sewa dewan (Ade aircond) murah pastu dapat duit balik.So bagi sesiape yg nak kawen next year tu, bole lah book dewan dbkl utk Feb 2012.Jimat banyak weiiiii.

Plaster siling murah /Cheap plaster ceiling

Ini adalah one the entry for my house renovation, bole jadi panduan berguna pada org lain and for me to keep track on all the contacts and details (mana la tau pasni beli rumah semi d plak ...hehe).1st entry adalh pasal plaster siling, since ini lah kriteria paling utama. Nak cari kontraktor buat ps ni leceh gak, sbb sebelum buat plaster siling kene buat wiring dulu utk semua downlight dan tambah extra suis dan biasanye kontraktor yg buat plaster siling ni x buat wiring so kene cari org lain.

So terpaksala blog hopping nak cari info kontraktor PS yg murah. Most yg dapat quote 2-3 k utk l box living room shj tu x termasuk wiring tu huhu.Akhirnya dpt contact sorang mamat indonesia ni, die biasenye buat dekat area taman melati kl. So apalagi set appointment utk die dtg rumah. Janji dtg pukul 4, dekat 6.30 petang baru die sampai, memang agak hampes, tapi mengenangkan die die bole bagi murah sabarkan je la. Lepas explain serba sedikit  die pun bagi quote harga utk L box dekat living room+ downlight point lebeh kurang 1.2k. Wow agak terkasima aku kat situ, sbb harga yg murah, harga ni pun include wiring sekali. Disebabkan harga yg murah ni aku pun gatal mulut suh die quotekan sekali utk master bedroom dgn kitchen.
and harga still murah dari budget aku...hehe.





L box dah siap tinggal pasang lampu
Ini suggestion kontraktor  tu, pasang lampu warm light (orange). Kalo tgk tv lampu lain bole tutup pasang lampu ni je.

Final result
Alhamdullilah siap jugak akhirnya, sgt rekemen kontraktor sbb keje yg kemas dan harga yg murah. Siap buat extra work lagi pasang lampu2 ,kipas, railing langsir without extra charge.

Bayu Sekamat by Mah Sing

Finally, the long awaited house development by Mahsing, Bayu Sekamat . The sale preview was held at Hijauan Residence Cheras. Ive been eyeing on this project since last year, since the price tag on the website was 350k. Based on its location (sg sekamat, near saujana impian,kajang) this is the cheapest new launch terrace house for this year.

Only 42 unit, there is no 2nd phase

The land size is 20x70 but the built up is 1900++sqft. The price start at 342k (bumi) if you come before 10 AM, after that the price was increase to 362k (facing houses), 372k(facing open field).There is discount of 20k given on the 1st day launch that can be deducted from your 10% downpayment. Booking is Rm 500.


As you can see this is what left after 12 PM on the 1st day launching. House number 29 to 42 will be facing open field. House number 29-33 will be having extra view of septic tank and a " electric tower" .And for this  house  row make sure you put your car handbrake when parking outside since its on a slope. The open field , is Mah Sing land, going to be develop soon, semi d perhaps.





Standard spec, except for the fence, you be getting standard green wire fence between houses and also at the back (aiyoo Mah Sing so kedekut)

Mana satu pilihan hati : Bai Bithamin Ajil (BBA) atau MusyarakahMutanasitah (MM)

Sbb sebok2 nak beli rumah teres punya pasal, skg dah kene cari loan pulak, dah survey dekat 4 bank (maybank,rhb, cimb dan hong leong). RHB dah black listed, sbb officer tu macam nak xnak layan je, wei ko xnak buat sale ke, agent2 lain sebok pegi house launching, ko customer datang sendiri x bersyukur. Lagipun rate RHB paling hampeh BLR-2.1. ceh rumah more than 300k , bank lain bole bagi blr-2.3 above. rasanye bukan salah RHB tapi officer tu yg x reti nak push sale, sesiape yg kenal officer RHB yg bagus sila la rekemen kat aku.

Berbalik pada tajuk, memang nak pilih loan Islamic,walaupun sebelum ni ade bad experience dgn loan islamic bank islam. So 2 option je Bai Bithamin Ajil (BBA) atau  Musyarakah Mutanasitah (MM). Secara basic nye
BBA berdasarkan konsep jual beli dengan bayaran tertangguh sementara MM berdasarkan Equity sharing.


maksudnye BBA bank akan beli rumah tu dulu pastu jual dekat kiter dgn harga tinggi ( harga rumah dgn untung). So kiter akan bayar fix every month sampai loan habis xde effect by BLR. Disadvantage nye plak kalo tiba2 kiter decide nak jual rumah tu sebelum loan habis, kiter kene bayar full amount (harga rumah+untung) - jumlah kiter dah bayar. So kiter akan bayar lebeh dari harga kiter beli huhuhuhu. Tapi ade diskaun utk early settlement, ni bank negara dah wajibkan, tapi jumlah diskaun tu terpulang la pada bank...hehe.

Utk MM pulak kiter share dgn bank beli rumah tu, bank ade 90% share kiter ade 10%. So every month kiter beli share bank+bayaran sewa (interest la tu). So cukup 90% kiter beli, rumah tu jadi hakmilik kiter.Yg bestnye MM ni die bole buat flexi payment dengan daily rest, so kiter bole bayar lebeh every month utk settle kan loan tu dgn cepat.Kalo nak settle loan tu awal atau refinance pun die kira baki hutang yg tinggal je

So agak2 mana satu pilihan yg bijak??? hehe.

TTDI GROVE ...full review

Hi again , Last week i got sms from Naza TTDI regarding their latest house launching, TTDI Grove. Since i pun tgh house hunting , pegi la ke office Naza di Shah Alam, (near Giant Shah Alam).

Respond was quiet good, arrive at 10 AM, and already saw a lot of people queuing, after registering you will be assigned a number,there is is a total of 54 unit so the number is up to 54. The house size is 22x75, but the built up is 1800++sqft. after waiting for about 2 hours my number was call to meet with the SA.

 Here there is a  surpises wait for me hehe. Initially from the sms i received , stated the price is 380k, but most of the unit price there start at 420 k...huhu, there is only 2 380K unit and face a junction....ive been punked...haha. The house design was quite ok, something refreshing and new although is not  a "Alam Impian" design. By the way this is only the 1st phase, got a lot more after this, Naza plan to develop a whole township here and looking at their master plan its kinda promising.

 For booking you need to prepare 10k bank draft. On the launching day, there is 3% discount and free SPA fees. For bumi's you will get  7% discount so plus the 3% you can use it as your downpayment and your 10k will be refund after the 1st loan disbursment (at least this is what told by the SA :)). The house is located just next to cheras kajang highway just after prima saujana ( Unity Design office ;p). Location is really good because of easy access to Kajang , Cheras  and KL using grand saga and  u can use silk to enter KL through The mines sri kembangan,

IMO in term of location this is much better choice than Kajang 2 or Hillpark, and all the basic aminities is nearby, Mcd, Giant (Prima Saujana), Tesco (Saujana Impian).

Of course i wont be bias, for the cons, its situated near Kajang prison ( if you worried about feng shui), and for the 1st phase , the land is kinda low, the slope next to the road is about 20-30 feet, not sure what Naza gonna do about this since i saw from the their township model, there is no slope. Anyway picture follow peeps


No modern design here

This what left on day 2 launching, left 1 intermediate unit and a few end and cornet unit.The  2 unit facing junction is the cheapest 360k

The newest launching is phase 3 its on a higher ground, as you can see there is a man made lake, based on Naza reputation, this gonna be breathtaking.

3rd Phase called Dhania, Im not sure why Naza launch 3rd phase 1st not 2nd. Anyway the price start at 450k, Land size is 20x75, but with a bigger buildup 2000sqft.
